Buying a Home in Scotland with the LIFT Scheme – A Complete Guide

What is the LIFT Open Market Shared Equity Scheme?
The LIFT OMSE Scheme allows eligible buyers to purchase a home on the open market with financial support from the Scottish Government. In simple terms:
• You choose a property available on the open market
• The Scottish Government can contribute up to 40% of the purchase price
• You fund the remaining share through a mortgage and deposit
• You live in the property as the legal owner of your share
This significantly reduces the amount you need to borrow, making homeownership more accessible.
Who is eligible?
The scheme is primarily aimed at individuals and households who need support to buy a home. Eligible groups typically include:
- First-time buyers
- Social housing tenants (council or housing association tenants)
- People with a disability and a demonstrated housing need
- Current and former members of the armed forces
- Widows, widowers, and partners of service personnel who have died in service
- People aged 60+ with an identified housing need
Applicants must also demonstrate that they cannot afford to purchase a suitable home without
assistance and must not own another property at the time of purchase.
How the process works
The application process is straightforward but requires preparation and documentation:
1. Submit an application to assess eligibility
2. Receive a Passport Approval Letter (valid for up to 12 weeks)
3. Search for a suitable property on the open market
4. Submit property details for approval under the scheme before making an offer
5. Arrange mortgage financing and instruct a solicitor
Documents you will need
When applying, you will typically need to provide:
• A Mortgage in Principle from a lender
• Last 3 months of bank statements
• Proof of savings
• Last 3 months of payslips (or latest accounts/SA302 if self-employed)
• Evidence of any benefits received (if applicable)
• Proof of current housing situation (e.g. tenancy agreement)
Lenders involved in the scheme
A number of UK lenders support the LIFT OMSE Scheme, including advisers working with clients from providers such as: Bank of Scotland, Barclays, Nationwide Building Society, NatWest, TSB, and several credit unions. Important timeframes
